The DRMC Manufactured Housing Home Loan Program is designed to provide affordable and flexible financing options to people looking to purchase a manufactured home. Our program offers competitive interest rates and various loan options, including loans for individuals with less-than-perfect credit.

General DRMC Guidelines:
  • Must be used as primary residence
  • Purchase or rate and term refinance only (no cash out refinance)
  • Minimum loan amount of $75,000
  • Conventional, FHA, VA and USDA loan Programs available
  • Not older than June 15, 1976
  • Singlewide Manufactured Housing loans are special in nature, and like doublewide Manufactured Housing must be permanently affixed and wheels removed. Generally, the property should be skirted with no earth to wood contact to prevent infestation or mold and damage to wood. The property must be connected to water, have a sewer system acceptable to local health authority, and have electrical services. These are not to be movable trailers with wheels that are not permanently affixed with proper and marketable water, sewer, and electrical services

Conventional

At DRMC, our conventional manufactured housing loans may come with competitive interest rates and flexible repayment terms, making them a more affordable and flexible option compared to other types of manufactured housing loans.

For borrowers with good credit, balanced income, debt, and funds for a down payment, they are often the least complicated way to get the most flexible mortgage options.

In addition to meeting all the standard conventional lending guidelines, loan must also meet the following minimum guidelines:

  • 5% Down
  • Minimum FICO 640
  • Minimum 600 square feet
  • Minimum 12 feet wide

FHA

At DRMC, we also offer FHA manufactured housing loans with more flexible credit and income requirements. These loans are insured by the Federal Housing Administration (FHA), which can provide added security to both lenders and borrowers. FHA loans typically come with lower down payment requirements and more flexible credit and income qualifications than conventional loans, making them an attractive option for those who may not qualify for a conventional loan.

In addition to meeting all the standard FHA lending guidelines, loan must also meet the following minimum guidelines:

  • Minimum FICO 620
  • Minimum 700 square feet

USDA

DRMC also offers USDA manufactured housing loans to help eligible rural homebuyers finance the purchase of a manufactured home with more affordable terms. These loans are insured by the U.S. Department of Agriculture (USDA) and are designed to help those who may not qualify for conventional loans or FHA loans.

  • Must be a new unit in stock that has never been installed or occupied at any other site or location. Manufactured units may be moved only from the manufacturer’s or dealer’s lot to the site on which the unit will be financed

OR

  • Existing properties must be financing of an existing unit due to a transfer of an existing Section 502 Direct or Guarantee loan.

VA

We also offer VA manufactured housing loans to help active-duty military, veterans, and eligible spouses finance the purchase of a manufactured home. These loans are guaranteed by the U.S. Department of Veterans Affairs (VA) and often come with competitive interest rates, no down payment requirements, and more flexible credit and income requirements.

New Construction

Whether you already own the land or are looking to acquire the land to place the manufactured home, you will need a construction loan. The construction loan is a short term loan that helps buyers bridge the finance between purchasing the manufactured home from the dealer and getting the home permanently affixed to the land.
